Terms and service limitations

These public-website terms apply to Synthesis Data Analytics LLC, operating publicly as Synthesis Data. A signed or otherwise applicable written service agreement may establish additional or different commercial terms for a specific service, and that agreement controls to the extent of a conflict.

Research service

Synthesis Data provides research organization, analytical support and source-documentation services. The service does not replace the work of a licensed attorney, tax professional, appraiser, insurance professional, lender, title professional, broker or other regulated professional.

No lending or appraisal decision

Synthesis Data does not issue a Loan Estimate, credit decision, underwriting decision, appraisal, insurance quote or coverage determination through the public website or a research brief.

Source limitations

Public records and third-party sources can change, contain errors, be delayed or have usage restrictions. Reports should identify source dates and limitations where material. Users remain responsible for confirming facts with the responsible authority or professional before relying on them for a transaction.

Scenarios and estimates

Any scenario, estimate or analytical model must be identified as such and is not a guarantee of value, financing, savings, insurance availability, tax treatment, investment return or transaction outcome.

Regulated matters

No statement on the website should be interpreted as a categorical legal conclusion that an arrangement complies with RESPA, TRID or another law or regulation. Applicable arrangements require fact-specific review by the responsible professional.

Pricing and scope

Published subscription prices identify current approved offer pricing, but exact deliverables, service limits, timing, availability and commercial terms are governed by the applicable written service agreement.

Payments and subscriptions

The public website does not by itself establish payment timing, automatic renewal, cancellation, refund or other checkout terms. Any such terms apply only when they are expressly presented and accepted through an approved service agreement or payment workflow.
